Jamaica Plain: a top spot to live

We here at Cervone Deegan & Associates are pleased to see our fair neighborhood was recognized again among the top spots to live in the Boston area!  Jamaica Plain got an “Honorable Mention” in The Boston Globe Magazine’s “Top Spots to Live in 2013.”   The article covered the entire Commonwealth, highlighting neighborhoods in metro, north, south and west Massachusetts.  Each community offers something different, whether it is hip and urban or laid back and rural.  What they all have in common, however, is that “they’re all on the upswing, with the biggest single-family home price increases in Greater Boston from 2011-2012.”

Jamaica Plain made the list of 19 communities given an Honorable Mention by the magazine.  We have included the table below, which indicates that the median single-family home price in 2012, $530,000, was up up 5.89% from 2011.  In our experience so far in 2013, the market continues to drive these prices up with low inventory and high buyer demand. As Timothy Warren, CEO of the Warren Group, said in the article, “I’m somewhat puzzled why more people aren’t listing their houses.  Maybe they just haven’t heard how easy it is to sell right now.”

Some inventory is shaking loose but there’s plenty of room for more inventory as homes continue to garner multiple offers and high prices.  There is concern on the part of some sellers about not being able to find a home to go to next but in most cases, sellers who are also buyers are indeed finding properties.  So far this year, sellers working with us have not been left homeless as we have assisted them in their next purchase.  And with the competition, we are finding buyers to be flexible about their closing dates, giving sellers the leeway they need to look for the right home.  So if you’re thinking about a move, get in touch.  We would be happy to meet with you to discuss your home and the current real estate market – there is never an obligation.
